Project Title: Professional Painting & Ceiling Plastering for 74.5m² Apartment in Helsinki (Kannelmäki)
Project Description:
We are seeking a professional and reliable contractor for high-quality surface finishing work as part of a larger renovation project in our 74.5m² apartment, located in Kannelmäki, Helsinki. The building was constructed in 1981.
We prioritize high-quality workmanship, attention to detail, and a clean work process.
Scope of Work:
We require a detailed, itemized quote for the following tasks:
1. Ceiling Finishing (Living Room & 2 Bedrooms):
Plastering/Skimming (Tasoitustyöt): Full plastering and sanding of the ceilings to achieve a smooth, level, and uniform surface (level Q3/Q4 standard).
Painting: Application of primer and at least two coats of high-quality ceiling paint for a flawless finish.
2. Wall Painting (Living Room & 2 Bedrooms):
All necessary surface preparation, including cleaning, minor repairs of any holes or cracks, and light sanding.
Application of primer (if necessary) and two coats of high-quality wall paint.
3. Bathroom Floor Tile Painting (Optional Item):
We are considering painting the existing floor tiles as a cosmetic upgrade.
Please provide a separate, optional quote for this specific task.
The work must include thorough cleaning, degreasing, and the use of a proper, durable tile painting system (adhesion primer + topcoat) specifically designed for wet areas.
Technical Notes & Contractor Requirements:
Protection: All non-painted surfaces, including floors, windows, doors, and any remaining fixtures, must be thoroughly protected before work begins.
Materials: Please specify the brands and types of plaster/filler and paint (e.g., Tikkurila, Teknos) that you intend to use in your offer.
Waste Disposal: The offer must include the cost of all work-related waste disposal and a final, thorough clean-up of the work area upon completion.
Credentials: The contractor must be registered in the Finnish Prepayment Register (ennakkoperintärekisteri) to be eligible for the kotitalousvähennys tax deduction. This is a mandatory requirement.
Asbestos Awareness: As the building is from 1981, the contractor must be aware of the potential for asbestos in old plaster layers (tasoite). While the primary work is painting, the contractor must follow proper safety precautions if any extensive sanding or scraping of old surfaces is required.
Timeline: Please provide an estimated timeline for the completion of the work from start to finish.
