Kuvaus
We are planning to renovate the apartment after purchase and request an initial budget estimate and approximate timeline for the following works.
A site visit can be arranged after the contractor’s initial review.
2. Planned Renovation Scope (Must Be Done Before Moving In)
Full painting of all walls and ceilings (approx. 149 m²)
– Light colours, smooth finish
– Include surface preparation, crack repairs, and masking
Floor renovation (parquet flooring, glued installation)
– Remove existing flooring and underlay
– Supply and install new glued parquet flooring
– Include new skirtings and thresholds
Kitchen renovation (complete)
– Remove existing cabinets and appliances
– Design, supply, and install new cabinetry, countertops, sink, and lighting
– Include new appliances (induction hob, oven, fridge/freezer, dishwasher, microwave)
– Update plumbing and electrical connections as required
Electrical work
– Replace all light switches and sockets (except bathroom)
– Check functionality of wiring and lighting points
– Add LED under-cabinet lights in kitchen and hallway
Ceiling repair
– Bedroom false-ceiling area partially detached; re-secure, level, and repaint
Wardrobes and vaatehuone
– Replace built-in wardrobes in all three bedrooms
– Upgrade vaatehuone (walk-in closet) with shelving, drawers, and lighting
Wooden safety railing installation in yard
– Install wooden railing along the edge of the higher yard level
– Purpose: child safety, preventing falls between the two yard levels.
– Railing to be installed on concrete or soil base (not terrace), designed to comply with Finnish safety standards.
B. Can Be Done Later (Phase 2)
Sauna refurbishment
– Replace benches, heater, and lighting
– Inspect wall and floor condition
Wooden terrace renovation
– Clean, sand, repair or replace damaged boards, and apply protective oil finish
Yard improvement
– General clean-up, surface leveling, grass or paving repair, and minor landscaping adjustments
3. Additional Notes
Bathrooms were renovated in 2017 (LVIS project) and are not included in this scope.
All works must comply with Finnish building standards and housing-company renovation-notification requirements.
Contractor to handle waste removal and final cleaning.
Please indicate if you can provide all trades (painting, flooring, carpentry, electrical, plumbing) under one contract.
